Charleston's real estate landscape is a fascinating blend of historic homes, stunning waterfront properties, and inviting neighborhoods, each telling its own story.  The market here has been on a trajectory of significant growth and competitiveness, making it an exciting time for both buyers and sellers.  As of late 2023, Charleston presents itself as a seller's market, with buyers generously exceeding the home inventory.  This scenario provides an advantageous position for prospective sellers, offering stabilized home values and the potential for favorable purchase terms.

Pricing Trends and Market Health

The median listing home price in Charleston stands impressively at around $404.9K, marking a modest year-over-year increase of 1.5%.  This is in stark contrast to the exceptional 16.7% seen in 2021 and 14% in 2022, but also a testament to the desirability and value of property in Charleston.  Furthermore, the sale-to-list price ratio hovers around 97.1%, indicating that homes in Charleston are selling for very close to asking price, a sign of a balanced and competitive market.

The median days on the market for homes until sale is approximately 34 days, reflecting a dynamic where properties are moving steadily, yet buyers have the time to make thoughtful decisions. This slight increase from the previous year illustrates a market that is constantly evolving, yet remains robust and inviting.

With interest rates at a 2-decade high, sales of previously owned homes remained sluggish throughout the year.  Comparing 2023 to the prior year, the number of homes available for sale was down by 4.1 percent.  There were 2,923 active listings at the end of 2023.  We need roughly 3,000 additional listings market wide to achieve a balanced market (5 months of inventory).  While the shortage of existing-home inventory was lower, it helped sales of new residential homes increase from last year.
