I would be remiss without noting the media coverage in our industry around the significance (or insignificance) of hiring a Real Estate Agent.  As you can imagine this has surfaced many questions for agents and home buyers / sellers alike.  This has the potential of changing how we do business in the future, but not as much in SC as other states.  SC is one of only 16 states that require a Buyers Agency Contract in which you negotiate the working relationship with your buyers agent, and also the fee to compensate your agent.  If someone has told you a buyers agent works for free - it simply is not true.  Historically the buyers agent was compensated from the sellers side of the transaction.  Today sellers have the option to not pay for the buyers agent and therefore it is critical to have a Buyers Agency Contract in place.  The commission is clearly outlined in the contract, and it is negotiable.  It varies based on local market conditions, property type, and agent service levels.  If there is ever a discrepancy with commission we can simply refer back to our contract.
